Two Rohan wings.
Distinct evidence and open statutory gaps.
Investment readiness: Not ready. 8 new findings; 69 cumulative. All 11,909 original records and prior version outputs remain intact.
Separate the two wings before comparing them.
The developer-hosted brochure explicitly maps Wing A and Wing B to separate registrations. A newly read signed architect Form 4 separately identifies Wing A /25655, while the other Form 4 prints 25681 and names A + B. The supplied export confirms Wing A / Gat 1447 for one record. This is a document-level reconciliation, not an independently authenticated current registry result.
| Rohan II wing | Registration in official brochure p26 | Homes covered by 20 July 2023 OC copy |
|---|---|---|
| Wing A | P52100025655 | 105 |
| Wing B | P52100025681 | 98 |
Survey evidence: Gat 1447 is supported by the original Wing A export description, stamped layout and stamped occupancy copy. Both Form 4 copies literally type 1477. No corrected certificate or authority-authenticated resolution was obtained.
202 versus 203: the developer brochure p3 advertises 202 homes; the OC copy covers 203. These are separate historical source scopes, not today’s inventory.
Gat 1447 is supported by the stamped OC copy, newly read stamped layouts and original Wing A export description. Both architect Form 4 copies still literally type 1477; the 25681 copy names A + B. The OC handwritten outward suffix appears to read 3334, while both architect copies type 3335; an exact authority-reference match is not established. No corrected certificate or current authority authentication was obtained. Do not repair the certificates, assign all 203 homes to B, subtract registrations from 203, or treat 202/203 as current stock. Stamped layouts separately show historical A 105/B 19 (total 124) and A 105/B 60 (total 165) scope; an unstamped proposed 203-home sheet is not approval. None replaces the later OC’s 203 covered apartments. Exclusive terrace, current available units, achieved contractual handover and current authority status remain unavailable.
The existing 4.596 km Rohan map point applies only to old registration P52100000471. The phase-II record remains ineligible for the current 5 km comparison cohort; no new phase-II location or radius join is certified.

Inspect the full phase reconciliation ↗Rohan II: official developer brochure maps Wing A and Wing B separately
Page 26 of the official developer-published brochure explicitly maps Wing A to P52100025655 and Wing B to P52100025681. The official Abhilasha 2 page names both registrations. This resolves developer-level phase correspondence; the old catchment pin for P52100000471 does not apply to either phase II registration.
Scope: Rohan Abhilasha 2 Wings A/B only. Official 26-page brochure: page 26 identity statement and page 10 A/B masterplan.
Limit: The brochure is conceptual, has no legally binding status and no printed issue date. It is not an authority registration certificate, corrected Form 4, legal boundary or current availability record.
Decision use: Use the exact A/B phase labels in the research reconciliation, with authority authentication and phase-specific radius verification still open.
Official Rohan Abhilasha 2 brochure, page 26 ↗A separate signed Form 4 names Wing A / P52100025655
A newly retrieved seven-page public Form 4 copy dated 28 July 2023 specifically names Rohan Abhilasha II Wing A and prints P-52100025655 on pages 1 and 2. Its typed citation is the 20 July 2023 PMRDA reference 1823/22-23/3335. The five attached occupancy pages are image-byte-identical to the retained V10 OC copy. The OC blue handwritten outward number appears to be 3334 on enlarged visual inspection, rather than the typed 3335; this last digit needs authority confirmation. Both Form 4 copies type GUT 1477(P), while the attached OC copy reads Gat 1447(P).
Scope: Wing A only in this Form 4. Five appended A/B OC pages have identical embedded image bytes to the prior V10 OC copy.
Limit: No authority-hosted original, corrected survey certificate or certified outward-number reading was obtained. Exact attachment image-byte identity establishes the copied-document lineage; an exact handwritten/typed reference-number match is not claimed. This improves architect-phase attribution only; no current statutory status or available stock is proved.
Decision use: Add the exact Wing A certificate as a separate source. Preserve the previous A + B / P52100025681 certificate literally and retain the survey and possible outward-number conflicts.
Signed Wing A-specific architect Form 4, 28 July 2023, pages 1–2; public copy ↗Original Wing A609 description supports Gat 1447 and separate area labels
Original user-export CRE 34735443 at CSV row 8101 carries P52100025655, Wing A, unit 609 / floor 6. Its full Marathi property description explicitly names Rohan Abhilasha 2 society, Gat 1447, a 7,800 sq m site part and 6,287.43 sq m subarea, with 32.37 sq m carpet, 3.93 sq m open balcony, 1.58 sq m open dry balcony and 10 sq m parking. No exclusive-terrace figure is stated.
Scope: One exact Wing A609 record only. Original short area is 406 sq ft with the label usable carpet; source fields remain unchanged. No exact P52100025681 record exists in the supplied CSV.
Limit: The original export is not an authority-certified instrument or independently retrieved current RERA schedule. The brochure furniture rendering has no 32.37 sq m or unit 609 label, so no statutory unit-area join is established. Exclusive terrace remains unknown; do not set it to zero or compute competitor planning/saleable area.
Decision use: Retain component labels in the source-detail trail and use description-level Gat 1447 corroboration. Do not replace the source 406 usable-carpet field or promote 32.37 sq m to independently verified RERA carpet.
Additional layout copies support Gat 1447 across historical approval stages
Three newly read public layout copies all name Gat 1447(P) and show distinct historical stage scopes. Stamped sheet 01/09, with a drawing dated 16 March 2020, has A 105 / B 19 (124 total). Stamped sheet 01/08, with a drawing dated 8 March 2021, has A 105 / B 60 (165 total). An unstamped proposed sheet 01/11, with a drawing dated 2 December 2019, shows A 105 / B 98 (203 total). The 2023 OC copy separately covers A 105 / B 98 (203 total).
Scope: Single layout sheets only; each stage count is preserved literally. Wing A has nine upper floors on both stamped sheets; Wing B has two, then six upper floors in these copies. No printed RERA number or exact unit-area schedule is present.
Limit: Do not combine stage totals, infer that every sheet was inspected, treat the unstamped 203 as approval, or use any stage count as released, unsold or current stock. No certified correction to the architect value 1477 was obtained.
Decision use: Keep stage-specific scope visible as support for the Gat 1447 identity inference. Do not alter original inventory or authority-status fields.
Public stamped building-layout copy, sheet 01/09; drawing 16 March 2020 ↗The202-home figure also appears in official marketing
The official developer brochure page 3 and currently accessible developer page both advertise 202 homes. The 20 July 2023 PMRDA OC copy lists 203 covered apartments: A 105 + B 98. Therefore, 202 is an official marketing source claim, rather than merely a portal transcription. The two values refer to differently dated or scoped documents and remain unreconciled.
Scope: 202 homes is the developer marketing description; 203 is the exact A/B count in the 2023 OC copy. Neither is current unsold or released inventory.
Limit: Do not overwrite 202 with 203 or infer a specific reason for the difference without an original amended schedule. The brochure and official page have no printed publication date; the PDF metadata is from 2020. They do not independently corroborate current authority status.
Decision use: Display the count discrepancy with source scopes. Keep current stock and current statutory possession unresolved.
Official developer brochure page 3; developer page ↗Rohan II: the authority original and corrected certificate remain open
A fresh pass followed PMRDA's published occupancy-service link into the public Maharashtra BPMS Citizen Search. The visible search requires a proposal or application identifier; its occupancy/PMRDA selection became unresponsive before a usable result could be obtained. No new authority-hosted or developer-hosted OC, corrected Form 4 or registration original was opened.
Scope: Rohan Abhilasha II only. The architect copies type reference1823/22-23/3335 with survey1477; the attached stamped occupancy-copy survey is1447 and its handwritten outward suffix tentatively reads3334. Exact authority-reference agreement is unresolved. Shared embedded OC pages, date and A/B scope support association, not a repaired reference or independently verified current authority record.
Limit: The public search failure is not proof that a certificate or correction does not exist. No certificate reference was substituted for an unknown proposal/application code; no survey search was submitted. A current registry response, corrected original and exact current phase applicability remain absent.
Decision use: Retain the historical V10 source copies with their original dates and scope. Keep the survey discrepancy, authority authentication, exact current-phase possession and available-for-sale stock unresolved. No source or model field should change on this access-only result.
Official BPMS public Citizen Search, reached from PMRDA services ↗Pristine O2 World: a final EC copy adds dated scope and conditions
A newly opened 11-page clearance copy on the developer’s public Environmental Clearance page identifies Pristine O2 World at Gat 1286(part), Wagholi, Mahalaxmi Shelters, EC24B039MH191409 and issue date 26 November 2024. It repeats the previously seen broad proposal scope of 2,552 residential tenements plus 5 commercial units; these are environmental-appraisal quantities, not RERA-phase or available stock. Page 6 adds a planning approval reference, Outward 8672 dated 20 February 2024, and restrictive conditions that must be checked against the actual planning file.
Scope: The copied letter names Pristine O2 World/Mahalaxmi Shelters and Gat 1286(part). Its residential building table lists A1, A2 and T1–T13 plus a clubhouse. It prints no MahaRERA registration or apartment-level carpet/terrace schedule. The exact Logipark RERA phase joins and any later amendments remain open.
Limit: The quantity 2,552 was already present in the earlier SEAC committee record and is not counted as new inventory. Proposed FSI/non-FSI/BUA are different from statutory apartment carpet or developer saleable area. Page 3 proposed-height rows include 78 m, while page 6 restricts this EC to 75 m AGL; the full current planning approval and any subsequent amendment are required before interpreting their relationship. No compliance breach, current construction/possession or valid present approval is inferred. The PDF signature was not cryptographically validated.
Decision use: Add the final-copy identity, issue date, exact planning reference and conditions to the historical evidence trail. Keep apartment carpet, separate terrace, modeled saleable, current released/available stock and possession unknown. Do not apply assumed 40% loading to project BUA or change the product mix.
Developer-published Pristine O2 World environmental-clearance copy, 26 November 2024 ↗A government record links Mahalaxmi and Logipark through a deferred EC-transfer request
The government-hosted 217th SEAC-3 Part-B minutes, meeting 14 May 2025, page 10, identify proposal SIA/MH/INFRA2/515010/2024 seeking transfer of EC24B039MH191409 from Mahalaxmi Shelters to Logipark Warehousing LLP. The committee records a proponent statement that both entities have the same partners, but states that board, registration and LLP-incorporation documents were unavailable and defers appraisal. This is a historical requested transfer, not evidence that the transfer was completed or remains pending today.
Scope: Exact EC ID EC24B039MH191409, old proposal 457073/2023, transfer proposal 515010/2024 and Gat 1286(part), Wagholi. The record matches the copy’s 26 November 2024 EC date, 78,576 sq m plot and 498,988.84 sq m BUA. It does not enumerate RERA phases, apartment areas, booked units or current available units.
Limit: The same-partners statement is attributed to the proponent and was not independently established here. Deferral on 14 May 2025 is not the current transfer status; no later completed-transfer order was obtained. The 26 September 2025 path prefix is an archive/upload identifier, not the meeting date or currentness date. This historical identity bridge cannot authenticate every Logipark phase, the current EC, statutory carpet or possession.
Decision use: Retain the explicit proposed transfer and its historical deferral to explain the two proponent names. Request the later actual transfer order and exact phase/land/approval annexures before any identity or authority-field promotion. Preserve all original source fields and the conditional 55/40/5 working brief.
Government 217th SEAC-3 Part-B meeting minutes, 14 May 2025, p10 ↗Retain the conditional 25 lakh saleable sq ft working brief
55% 2 BHK / 40% core 3 BHK / 5% gated flex remains the recommendation. At fixed 40% loading and explicit zero-terrace own-design assumptions, the four core products yield 2,115 illustrative homes, 2,374,330 modeled saleable sq ft and ₹2,189.1125 crore assumed gross agreement value. 125,000 sq ft flex and 670 sq ft core rounding reserve remain unassigned.
The 10 lakh saleable target is 891 weighted core home equivalents if flex remains unreleased. This is area arithmetic, not a demand forecast. No new current released/booked/cancelled stock panel or matched absorption denominator was obtained.
