V9 · ORIGINAL-DOCUMENT REVIEW · 16 OCTOBER 2026A useful area schedule, with its limits visible.
A stamped plan copy gives 125 Tower E flat identifiers and separate carpet, balcony and utility values. Eighteen existing registration records have candidate unit/carpet agreement; one lower-floor record remains ambiguous. The authority-hosted original, separate exclusive terrace and current amendments remain unconfirmed.
Investment readiness: Not ready. This pass adds documentary detail, not independently verified current stock, exact-phase possession or calibrated absorption.

STAMPED PLAN COPY · NOT INDEPENDENT STATUTORY CONFIRMATIONTower E · source schedule of 125 homes
PMRDA-stamped content on a secondary public host. Candidate Tower E linkage is supported by Sector R14, overlapping survey references, component areas and the filing index; the drawing does not print the RERA number. Authority-hosted original, statutory definition and latest amendments remain unconfirmed.
Drawing date:22 January 2024. Handwritten approval-stamp date remains unnormalized.125 is the drawing schedule total, not current released or available stock.
Utility is not relabeled terrace. There is no separate exclusive-terrace column, original unit instrument, live released-stock list or achieved-possession evidence. Bare 104 is ambiguous against B1/LG/UG-104; no source record is repaired. Source unit punctuation is retained, with formatting aliases documented in the detailed source ledger.
Original-content stamped copy on the public publisher host · 19-record candidate consistency audit
CRE37135030 says bare 104,floor G,114.20 sq m-equivalent carpet. The plan’s bare 104 belongs to 131.94 sq m, while prefixed B1/LG/UG 104 variants belong to114.20 sq m. Exact instrument and floor-prefix mapping are needed. The source record remains unchanged.
7 new findings; all 49 earlier findings remain preserved
One government original and four stamped-plan/commencement copies were examined. Source authentication, document identity, date, area definition and current applicability remain separate tests.
Documented statutory-plan-copy claim · UnavailableIvyLush Tower E · stamped plan copy separates three area groups
A publicly linked one-page copy bearing a PMRDA approval stamp contains a Tower E carpet/balcony/utility schedule for 125 flats in three groups. Its component values agree with the retained developer brochure. Separate exclusive terrace, authority-hosted original and current amendments remain unconfirmed.
Scope: Candidate Mahindra CodenameCrown/IvyLush TowerE P52100055162, exact125 flat identifiers listed in schedule; phase join is qualified, not printed RERA identity. Printed 22 January 2024 is the architectural drawing date, not a verified approval date.
Carpet is literally labeled carpet on the sheet, not independently certified here as RERA carpet. Broader township applicant, uncertain handwritten approval date, unknown terrace and unverified latest amendments prevent blanket source promotion.
Decision use: Add only a separate attributed copied-plan schedule with unit scope. Do not overwrite original competitor typologies or classify terrace0. Do not infer current released/available stock, prices or completed construction.

Calculated candidate unit/area consistency; independently verified join unavailable · UnavailableTower E · 18 candidate area matches; one lower-floor identity remains ambiguous
Of 19 existing CRE records under P52100055162, 18 source-coded 4 BHK records have unit numbers listed in the plan’s 131.94 sq m carpet group and area values consistent within 0.01 sq ft after conversion. Record 37135030 states unit 104, floor G and 114.20 sq m-equivalent carpet; missing B1/LG/UG prefixes prevent a unique plan-unit match.
Scope: Exact source unit strings and areas compared; physical floor convention, source instrument, authority-original authenticity and current phase amendments remain unresolved. Printed 22 January 2024 is the architectural drawing date, not a verified approval date. Existing 19 records are legal registration records, not 19 verified unique home sales.
The copied sheet has no RERA registration number. The lower-floor record is not repaired or newly excluded; numeric agreement for the other 18 does not independently verify carpet, configuration, booking or current availability.
Decision use: Retain the candidate evidence trail. Keep separate exclusive terrace, developer planning carpet and modeled saleable area unavailable for this document schedule. Preserve all original fields and eligibility counts.

Primary government adjudicatory record of historical submissions; original tower certificates absent · UnavailableGovernment order names historical completion-certificate tower groups
The NAA order in Case 62/2022, dated 29 August 2022, records that the respondent submitted completion certificates for Towers A, B, D and E. It identifies those four tower letters in a historical government record, supplementing the retained CRISIL statement of 3 January 2020 that four of nine towers had occupancy certificates. The order is a tax/ITC adjudication; it is not an occupation or completion certificate.
Scope: Panchshil Towers, Kharadi, Pune and Panchshil Infrastructure Holding Pvt. Ltd. are named in the order. PDF page 4 (printed page 4 of 39) records completion-certificate submissions for Towers A, B, D and E. An exact RERA number is not printed in the observed order text. The identity linkage uses project name, promoter and location, not a fresh authority registration match.
No original tower OC/CC page, certificate number, issue date, competent planning authority signatory, floor or wing limits, or conditions is reproduced. The submissions arrived through letters and emails dated 21 December 2020 through 26 August 2021; the record does not assign a specific submission or certificate date to each tower. The order is historical. Current registry state, appeal or compliance position, present occupation status and contractual handover were not independently checked.
Decision use: Retain the historical government-record observation and exact four tower letters. Do not populate independently Verified current OC, statutory possession or current available units. Obtain the actual tower-group certificates and current authority state.

Historical government tax-investigation table; not current inventory · UnavailableHistorical tax-table unit categories are separate from current stock
Table C on PDF page 11 contains 1,040 units in its historical tax-investigation scope, including 80 labeled Post OC Sales and 389 labeled Unsold Units. PDF pages 2 and 12 state the investigation period as 1 July 2017 to 30 November 2020. These figures are not a current released or available-for-sale inventory panel and do not replace the existing RERA/project total.
Scope: Historical tax investigation through 30 November 2020. Table C covers customer categories used in the tax calculation. Reported units and areas retain that table scope and do not establish a complete present residential release denominator.
The 1,040-unit tax-table total differs from other project totals. No attempt is made to reconcile unjoined phases, shops, apartments, categories, cancellations or later releases through arithmetic alone. Unsold does not mean currently available. Annexure A is a 22-page beneficiary/ITC list, not an OC or a current full sold/booked unit-status schedule.
Decision use: Keep only as historical source-scope context. Do not update current inventory, completion dates or absorption/conversion calibration. No buyer names or unit-level beneficiary data is exported into this finding.

Primary municipal index observation; original file and phase identity unresolved · UnavailableNeco · municipal approval candidate needs an exact phase join
The official public index identifies case KRD/0057/23, owner Vasupujya Realtor Through Suresh Ajmera & Other 1, architect VISHAL VIJAY JADHAV, New / Approved, Kharadi, approval printed 5/7/2024. Eight file rows show two CC1.pdf, two DWG1.PDF and four DWG3.PDF. These are candidate municipal approval files, not the requested MahaRERA corrected certificate or sold/booked inventory. Primary municipal index observation; original file and phase identity unresolved · UnavailableGrand · broader owner approval records are not an exact project match
The official public index’s Duville search shows KRD/0052/15 approved 20/3/2026, KRD/0053/15 approved 17/10/2024 and a Plot B row approved 11/6/2024. These three rows show Approved Copy Not Applicable. Older rows expose CC/DWG labels for KRD/0052/15, KRD/0053/15 and KRD/0055/15. The portal prints 173 total proposals, but only the first page was inspected; child attachment rows and repeated case revisions mean that 173 must not be described as 173 projects or original certificates. The Grand survey/RERA join, original contents and any inventory implication remain unverified.
Scope: Duville owner portfolio in Kharadi; not yet an exact match to Riverdale Grand P52100034877. Only page 1 of 9 read.
The visible case/file rows do not establish carpet, current inventory, a RERA corrected certificate, possession or current authority status. No internal file-token URL was invented.
Decision use: Retain the exact candidate case numbers for a future original-document identity check. Do not assign the 2026 approval or any Plot B file to Grand without a matching original survey/RERA record.

Statutory-plan-copy scope review · UnavailablePristine public plan copies do not cover the unresolved apartment-area sheets
Two newly opened stamped copies are master-layout and parking sheets 01/21 and 02/21 with T7/T8/T9 scope. They do not supply the Part 2/3/4 unit-area sheets needed to resolve the 113.35 sq m configuration question.
Scope: Only the two opened layout/parking copies; no blanket review of all Pristine amendments or phases.
A stamped master layout or parking plan does not independently establish apartment RERA carpet, exclusive terrace, current inventory or possession. The exact Part 2/3/4 source conflict remains unresolved.
Decision use: Retain the inspected copies as limited references and keep the exact missing approved unit sheets in the evidence queue.
