What changes when the mix changes?

The recommended mix allocates 54 more homes within the same saleable budget, while the sales target needs 22 more retained homes. Its exposure to 3.5 and 4 BHK falls from 46.05% to 30.01% of allocated saleable area.

The 60 / 25 / 15 mix has a higher modeled full-project agreement ceiling by ₹22.45 Cr, driven by the shared price schedule and larger-home composition. This is a revenue comparison; it does not establish profit, demand depth or faster absorption.

Shares mean homes. Both scenarios use equal splits between the three 3 BHK sizes and equal splits between the two 3.5 and two 4 BHK sizes. Those within-configuration allocations are explicit comparison assumptions, not a final design recommendation.

Planning carpet = proposed RERA carpet + exclusive terrace. The table assumes zero exclusive terrace for own-design testing; it is not survey or sanction evidence. Modeled saleable = planning carpet × 1.40. Balcony is excluded from the loading base. Competitor actual saleable areas and loading are never overwritten by this assumption.

Whole-home inventory and target allocation

Balanced whole-home prefix: at each step allocate the product with the largest deficit between its requested share of the next total home count and its existing count; ties follow the displayed product order. Full inventory is the longest such prefix that fits the saleable budget. Target sales are the first prefix reaching the target and must be a subset of full inventory. This respects a requested mix approximately; it is not an unrestricted maximum-home or minimum-sales optimization.

The unassigned area is 2,260 sq ft for 60/25/15 and 1,700 sq ft for 75/15/10. A smaller home might fit that residue, but inserting it would change this declared balanced sequence. No global optimization or unrestricted maximum-home count is claimed.

Target rows are actual subsets of their respective full inventory. They first cross 10,00,000 saleable sq ft within the declared balanced sequence: 1,000,160 and 1,000,720 sq ft. The simple weighted-average equivalent is an approximation and is not used as the integer allocation.

Agreement revenue after identified costs

Default capped case: agreement ceiling = (buyer package − ₹2,10,000 maintenance reserve − ₹30,000 registration) ÷ 1.12.
This shortcut applies only with effective construction GST 5%, the conditional 7% urban stamp case, no higher supplied stamp valuation, and registration at its cap.

The ₹2.1 lakh maintenance reserve follows a Neco cost-sheet benchmark adopted as an editable own-project allowance. It is not a verified charge schedule for this plot. Any extra mandatory charge or higher stamp valuation can reduce the agreement value compatible with a fixed buyer package.

Agreement ceiling + GST + stamp + registration + identified maintenance reserves reconciles to the midpoint buyer package before uncosted mandatory items. Indicative TDS is withholding within agreement value and is not added to costs or deducted from agreement revenue. Retained floor/view/parking/amenity premiums belong inside agreement and its GST base; no second deduction is applied. Agreement revenue is not profit or cash collected.

How the gross figures are computed. The cancellation case sums each product’s whole-home ceiling of retained homes ÷ 0.92. The separate legal-registration sensitivity sums each product’s ceiling of retained homes ÷ (0.92 × 0.95 × 0.95). Summing rounded product requirements can exceed a single aggregate ceiling.

The 8-month window, 8% cancellation, 95% booking-to-agreement and 95% agreement-to-registration are editable planning assumptions, not measured project conversion rates. These tables do not simulate release capacity, contract timing lags or guarantee that all transactions register inside the window. Monthly values are arithmetic planning averages, not observed absorption.

Evidence behind the price bands

Counts are source registration records, with possible repeated legal/unit identities; no unique-booking deduction has been imposed. Source carpet is labeled or extracted and is not independently certified from original deeds. Matching 3.5 and 4 BHK samples are concentrated in one project each. Sparse records do not establish an unmet market gap.

Product-level pricing rationale

3 BHK · 1,050 · ₹1.45–1.60 Cr

Entry premium launch test. Retains the earlier own-project ₹1.45 crore lower target and widens the upper test boundary from ₹1.55 crore to ₹1.60 crore. Saved Gera ₹1.47/1.61 crore packages and IvyLush ₹1.59 crore onwards provide ticket context only: their carpet conventions and excluded fees differ. The modeled agreement midpoint is below the mapped size-band registered-consideration median; this is an intentional introductory-price hypothesis, not evidence the same homes sell at this ticket.

Proposed planning band; medium-low market-context support. Evidence: OWN-LAUNCH-1050-V14, CRE-PREMIUM-3-1050-1250, WA12-IMG01-GERA-01, WA12-IMG01-GERA-02, WA12-PDF-15-QUOTE-3, WA12-PDF-15-QUOTE-4, WA12-EVOLVUS-01, WA12-EVOLVUS-04.

3 BHK · 1,150 · ₹1.60–1.80 Cr

Mid-range 3 BHK test between the entry and 1,250 sqft products. Saved Gera/IVYLush headlines and Evolvus ₹1.84/1.87 crore plus floor-rise offers bracket different product/area conventions. The ₹1.60–1.80 crore own band is a commercial launch target; no quoted generic carpet is divided into a RERA rate or assumed to equal our proposed 1,150 RERA sqft.

Proposed planning band; medium-low market-context support. Evidence: OWN-LAUNCH-1050-V14, CRE-PREMIUM-3-1050-1250, WA12-IMG01-GERA-01, WA12-IMG01-GERA-02, WA12-PDF-15-QUOTE-3, WA12-PDF-15-QUOTE-4, WA12-EVOLVUS-01, WA12-EVOLVUS-04.

3 BHK · 1,250 · ₹1.80–2.00 Cr

Larger 3 BHK test. Saved IvyLush ₹1.84 crore onwards and Evolvus ₹2.05 crore plus floor rise provide total-ticket context, with area and charge mismatches unresolved. ₹1.80–2.00 crore is a proposed own package band, not an asserted competitor-equivalent achieved realization.

Proposed planning band; medium-low market-context support. Evidence: OWN-LAUNCH-1050-V14, CRE-PREMIUM-3-1050-1250, WA12-IMG01-GERA-01, WA12-IMG01-GERA-02, WA12-PDF-15-QUOTE-3, WA12-PDF-15-QUOTE-4, WA12-EVOLVUS-01, WA12-EVOLVUS-04.

3.5 BHK · 1,350 · ₹1.95–2.20 Cr

Selective 3.5 BHK launch test around the saved Gera Royal ₹1.98 crore headline and below the larger source formats. Eleven mapped matching-size registration records have a ₹1.946 crore median before grossing for our conditional taxes/fees; these records are one-project concentrated and do not prove buyer depth. Proposed ₹1.95–2.20 crore packages deliberately test an introductory price below that thin median gross-up.

Proposed planning band; low market-depth support. Evidence: CRE-PREMIUM-35-1350-1450, WA12-IMG01-GERA-05, WA12-IMG01-GERA-06, WA12-IMG10-GERA-07.

3.5 BHK · 1,450 · ₹2.10–2.40 Cr

Upper 3.5 BHK pilot. Saved Gera Supreme headlines differ at ₹2.18/2.25 crore and exclude floor rise/view/possession items. The ₹2.10–2.40 crore own package band straddles this commercial context without asserting source area equivalence or a currently bookable offer. Same thin 3.5 BHK registration caveat applies.

Proposed planning band; low market-depth support. Evidence: CRE-PREMIUM-35-1350-1450, WA12-IMG01-GERA-05, WA12-IMG01-GERA-06, WA12-IMG10-GERA-07.

4 BHK · 1,550 · ₹2.35–2.65 Cr

Small 4 BHK pilot with ₹2.35–2.65 crore own package band. Saved Neco ₹2.39 crore total cost (extra possession/floor charges), IvyLush ₹2.45 crore onwards (extra possession charges), and Evolvus ₹2.65 crore plus floor rise show a large-ticket competitive set. Three matching-size mapped records have a ₹2.417 crore median registered consideration, not an all-inclusive price. The proposed midpoint is intentionally below that thin median after conditional tax gross-up; demand and specification fit remain unproven.

Proposed planning band; low market-depth support. Evidence: CRE-PREMIUM-4-1550-1650, WA12-PDF-16-QUOTE-1, WA12-EVOLVUS-06, WA12-EVOLVUS-07, WA12-IMG04-NECO-04.

4 BHK · 1,650 · ₹2.50–2.85 Cr

Upper 4 BHK pilot at ₹2.50–2.85 crore. Evolvus ₹2.75 crore plus floor rise is total-ticket context only; no exact source RERA/terrace/fee join exists. The own upper ticket tests a premium step while retaining the same fee model as all other products. Only three mapped 4 BHK matching-size records support the historical comparison, so this band has the weakest price-depth confidence.

Proposed planning band; low market-depth support. Evidence: CRE-PREMIUM-4-1550-1650, WA12-PDF-16-QUOTE-1, WA12-EVOLVUS-06, WA12-EVOLVUS-07, WA12-IMG04-NECO-04.
